Construction work to start on Nuplace homes in Ketley Bank
Construction work is soon to start at Nuplace’s latest housing development in Ketley Bank, Telford ahead of prospective tenants being able to reserve their brand-new homes later this autumn.
Telford & Wrekin Council and Nuplace Ltd are delivering a renovation scheme which will both preserve and enhance the historic character of the existing Victorian building by delivering a mix of both new build and refurbished homes at the development.
Around 1,350 people now live in Nuplace homes across 10 developments in Telford and Wrekin; providing a ‘home for life’ for residents. Ketley Bank will offer a further 28 one-, two- and three-bedroom homes, including bungalows, for both private and affordable rent.
The West Midlands Combined Authority (WMCA) is investing circa £450,000 into the scheme as part of its ‘brownfield first’ approach. This involves regenerating the region’s former industrial land and vacant urban plots for new homes and jobs, helping to protect the green belt in the process.
Properties have been designed to support the council’s commitment to tackle climate change and include PV panels to the majority of plots and electric car charging points, helping tenants to reduce their fuel bills and at the same time reducing the scheme’s carbon footprint. It is estimated that a tenant of a 3-bedroom home at Nuplace’s Southwater Way development could save as much as £900 per year in energy bills and reduce the building’s carbon footprint by more than 400kg of carbon emissions annually – the same amount of CO2 that’s emitted by driving 1,900 miles in a diesel car.
The new site, which is being delivered by Nuplace’s building partner Lovell, will be available for tenants to reserve to rent from this autumn with homes ready to move into early 2025.

Nuplace is a huge success story for the council; not only is it driving up standards in the private rented sector in Telford, but at schemes like Ketley Bank we are regenerating iconic buildings within local communities to help breathe new life into them. We have worked hard to ensure a scheme is bought forward which both protects this important heritage building. Like the regeneration of the Gower and New College developments, these new revised spaces will serve the needs of the community for years to come.

To date Nuplace has 485 homes right across the borough, with a further 359 planned or at construction. 124 of the existing homes are affordable properties. The housing investment programme has also enabled the delivery of a further 399 affordable dwellings by housing association partners.
Since 2015/16 Nuplace has generated a cumulative net incremental income of £9.7m to the council which is being used to help vital frontline services during ongoing challenging times.
