Consultation on a revised planning policy document outlining what’s needed to validate planning applications across the Telford and Wrekin borough gets underway today (Mon).

The Government requires local planning authorities to publish a list of information needed to ‘validate’ the planning applications they receive which must be reviewed periodically.

This validation checklist has two components - national requirements including the application form, fee and certificates and specific local validation requirements known as the ‘Local List’.

The draft policy has been reviewed by Telford & Wrekin Council to comply with national policy and reflects the significant changes to national planning policy, legislation and guidance in recent years.

The Local Validation List will guide local residents and developers through the planning application process and provide information about what is required to consider planning applications ranging from home extensions to large housing or commercial developments.

Consultation for the document starts on November 29 and lasts until January 21, 2022.

The document now includes new requirements relating to land stability, Nationally Described Space Standards and Sustainable Urban Drainage Systems (SUDS). 

When the consultation period closes, all comments received will be considered and amendments made as appropriate. 

Once approved, it will replace the current local validation list and form the basis for which planning applications are deemed valid by Telford & Wrekin Council.

Residents and businesses are encouraged to familiarise themselves with the policy document ahead of any planning application they make.

Councillor David Wright, Telford & Wrekin Council’s Cabinet Member for Economy, Housing, Transport & Infrastructure, said: “There have been significant changes to national planning policy and this plan has been reviewed to reflect the latest guidance which is relevant to homeowners and employers throughout the borough.

“This consultation period is an opportunity for interested parties to review the updated Local Validation List.

“It is essential that accurate information is supplied as part of any planning application and this policy aims to support people through the process, make sure their application is valid and help them to avoid delays during the planning process.”
