Nuplace to launch new second phase plans

Telford & Wrekin Council is set to launch an updated second phase of developments as part of Nuplace.

Nuplace to launch new second phase plans
The council is proposing to enhance the planned Matlock Avenue site in Dawley by building 92 homes and also introduce a new site adjacent to the regenerated Hadley Centre which will result in a further 24.

The changes follow a viability review of the original proposed sites at Wildwood at Woodside and Deercote at Hollinswood. As a result, both of those sites are no longer part of the Nuplace programme.

A report to the council’s cabinet on March 24 proposes changes to the existing business case and also gives a general update on the Nuplace programme.

It highlights that the first tenants moved into Pool View in Randlay on 11th March where the 31 private rented homes are 100 per cent pre-let.  An equivalent number of properties are also pre-let on the larger Woodland Walk site in Madeley.

Planning applications have been submitted for two Phase Two sites with imminent applications planned for 31 units in Newport and 24 at the new site in Hadley.

Councillor Shaun Davies, Telford & Wrekin Council’s cabinet member for Customer Services, said: “It is great that we are already in a position with Nuplace where the first tenants are moving into Phase One properties and plans for Phase Two are being fine tuned.

“Subject to the Phase Two sites successfully getting planning permission, I look forward to work starting on all four of those as Nuplace continues to generate income for the council, helps regenerates brownfield sites and creates high quality rental properties..”

Councillor Richard Overton, Telford & Wrekin Council’s cabinet member for Housing, said: “Nuplace was established last summer as a commercial company set up to develop and manage a programme of 400 market rental properties.

“It has the aim of supporting social and economic regeneration, addressing a shortfall in providing quality homes in the rental market and generating revenue to protect frontline council services.
